BACKGROUND INFO

Aspen Glen at Sun Meadow is a community located in the Trailside neighborhood in Park City, UT. Our homes were built by Fieldstone Homes as part of a five phase development project starting in 2000 and the houses encompass phases III and IV of this initial development. These neighborhoods include:

  • Sagebrook Drive (28 homes)

  • E Foxcrest Drive

  • E Foxcrest Court

  • N Aspenleaf Drive

  • E Pine Brush Drive

  • and Oakbrush Drive (64 homes)

This site is our neighborhood's central reference point for all of your HOA needs.

HOA MANAGEMENT COMPANY

The community itself is managed by Model HOA based in Park City, Utah. Model HOA is responsible for financial management, communications, meetings, enforcement, and common area management. We attempt to stay as low impact as possible towards individual homeowners and to enforce the CC&Rs as practically as possible for the community. In return we ask that homeowners be proactive in maintaining the appearance of your properties and treat both your neighbors and the community with respect.

GOVERNING DOCUMENTS

The full CC&Rs can be downloaded below. Please find a general summary of the community rules below. Note this is an UNOFFICIAL SUMMARY and is for quick reference only. Homeowners are responsible for meeting all CC&R requirements.

  • Fences - Only split-rail fences are permitted in the style that is in the neighborhood. There are strict height color and structural limits. Privacy fences are not and never will be permitted nor are fences allowed in front yards. New fences must be approved by the board please do not construct a fence without prior approval.

  • Appearance - Homes should be fully painted and presentable; this includes well kept lawns and landscaping. There are minimum requirements for trees    green space    and plant coverage in all areas of your lawn. We will expect any peeling chipped or faded paint to be promptly repaired in early summer. No debris or garbage may be stored where it is visible to neighbors. House colors must match the community palette and cannot be changed unless approved by the architectural board. Please feel free to repaint in current colors without applying for a permit.

  • Building Permits - If you are making a modification to your home you will need to fill out a community permit. You will need to obey all county code restrictions this is non-negotiable. Only one contiguous structure is allowed on properties this includes utility sheds. The board will generally request that work requiring a variance receive approval by any impacted neighbors.

  • Neighboring Properties - There are several restrictions that are in place to ensure we all respect neighboring properties. This includes respecting noise ordinances no excessive exterior lights treating your neighbors with respect and parking only on your driveway. The community has parking restrictions limiting the time allowed for trailers in driveways. Streets are all county property and any concerns with these can be passed to the county.

  • Public Land and Walkways - The community land and park are available for all to use at all times. The community maintains the park and public walkways; sidewalks neighboring your individual property must be maintained (and cleared of snow) by you as a homeowner. Community members are never allowed to make any modifications to community property of any variety; this includes altering vegetation digging  or any modification of permanent structures.

Pursuant to the provisions of the Utah Non-Profit Corporations Act, the Board of Trustees of the Aspenglen at Sun Meaow Homeowners Association, Inc. hereby adopt the following By-Laws of the Aspenglen at Sun Meadow Home Owners Association, Inc.

Architectural Application

ARCHITECTURAL APPLICATION

Owners must submit an Architectural Improvement Request & Release Waiver for any and all changes that affect the exterior of the home (including but not limited to roof replacement, exterior renovation, re-painting, additions, fence installation, landscaping, etc.). Please reference the CC&Rs for the full rules and restrictions around architectural improvements. Painting in existing colors does not require a permit, minor landscaping does not require a permit (trees will require approval), fences require a permit and sign-off from neighboring properties.  We do not require applications for indoor construction unless you will require a dumpster.
